Selling Your Home in Lloydminster (AB & SK)

To sell your Lloydminster home, start with an honest price based on recent sales near you, get the house ready for photos, and list it with a local REALTOR® who knows both sides of the border. Over the last 12 months, the median Lloydminster home sold in 33 days. (Source: Pillar 9 MLS®, Lloydminster city residential, October 7, 2025 to October 7, 2026.)

I'm Dave Kadun, and my wife Jennifer and I help people sell homes in Lloydminster on both the Alberta and Saskatchewan sides. Here's the plan we walk every seller through, in plain English.

What's My Home Worth?

Step 1: Get an honest price

Price is the biggest thing you control. Price it right and buyers show up. Price it too high and your home can sit while buyers look at the ones down the street.

A good price starts with three things:

  • What sold near you lately. Homes like yours, on your side of the border, in the last few months.
  • What's for sale right now. That's your competition. Buyers compare.
  • How fast homes in your price range are moving. Some price ranges move quickly. Others have a lot more homes for sale, so pricing and presentation matter more.

Online estimates are a fine place to start. But they don't know about your new shingles, your finished basement, or which side of the border you're on. A local walk-through does.

Step 2: Get your home ready

You don't need a big renovation. Small things make the biggest difference in photos and showings.

  • Fix the small stuff. Dripping taps, loose handles, burnt-out bulbs, sticky doors. Buyers notice.
  • Clear the clutter. Pack away what you don't need. Less stuff makes rooms look bigger.
  • Clean like company's coming. Windows, floors, and bathrooms especially.
  • Tidy the outside. Mow, rake, shovel, and clean the eaves. First impressions start at the curb.
  • Turn the lights on. A bright home feels bigger and warmer, especially in winter.
  • Gather your papers. Recent utility bills, property tax notice, warranties, and receipts for upgrades like a new furnace or roof.

We'll walk through your home with you and give you a short, honest prep list. No upselling.

Step 3: List, show, and market your home

Once the price is set and the house is ready, we get it in front of buyers. That means professional photos, a clear description written in plain English, MLS® and REALTOR.ca, and posts on our social pages.

Weekly updates on showings and buyer feedback are available, so you're never wondering what's going on.

Step 4: Review offers and negotiate

When an offer comes in, we go through it together, line by line. Price matters, but so do the conditions (like financing and inspection), the deposit, and the possession date. A slightly lower offer with fewer conditions can sometimes be the better deal.

We'll tell you what we think, straight up. The decision is always yours.

Step 5: Conditions, paperwork, and possession day

Once you accept an offer, the buyer usually has a set number of days to remove conditions. After that, the deal is firm, and the lawyers handle the transfer of title and the money.

Jennifer runs this part. With her banking background, she tracks every condition, date, and deadline, and tells you what's next before you have to ask. On possession day, you hand over the keys.

How long does it take to sell a home in Lloydminster?

Over the last 12 months, the median Lloydminster home sold in 33 days. Half sold faster and half took longer. (Source: Pillar 9 MLS®, Lloydminster city residential, October 7, 2025 to October 7, 2026.)

After that, there's the time to remove conditions and reach possession day. You and the buyer agree on that date in the offer.

Timing through the year matters too. Last winter, sales dropped to 30 homes in December and 18 in January, then climbed to 50 to 63 a month from April through June. (Source: Pillar 9 MLS®, Lloydminster city residential.) If you're thinking about spring, fall and winter are a great time to get a price and a plan.

Selling an acreage, farm, or lake property

Homes outside the city take more homework. Fewer of them sell, so there are fewer recent sales to compare, and the right buyer can take longer to find. Here's what to have ready:

  • Acreages: information on your well (water test and flow) and septic system, the size and condition of shops and outbuildings, and your county or rural municipality's land use rules.
  • Farmland and ag property: land titles for every parcel, soil and crop details, rental or lease agreements, and any surface lease or wellsite agreements.
  • Lake properties: seasonal timing matters. Most lake buyers shop in spring and summer, so planning ahead pays off. Have details on water, septic, and access ready.

We price rural and lake properties using real comparable sales, and we may give you a wider price range at first and explain why. We cover Lloydminster and the surrounding area, including Kitscoty, Marshall, Lashburn, Maidstone, and nearby lakes.
